American Fork. Old and new.

AF is on our daily route. The historic south side has homes from the early 1900s through the 1970s, short runs, side-wall exits, plenty of remodels along the way. The northside subdivisions out toward I-15 are mostly 2000s-and-later builds with longer two-story interior runs to roof exits. We see both about equally.

Shop's ten minutes away, which means we can usually fit AF same-week and sometimes same-day depending on the schedule.

Old AF homes have the most unpredictable setups in town. We've cleaned vents that route through closets, vents that exit through gable ends, and at least one that ran through a kitchen wall because someone moved the dryer in the 70s and didn't move the vent. The original aluminum transition hose behind the dryer is almost always due for replacement. Fifty-plus years of crushing every time the dryer slides back. The crush-proof swap is the most common Old AF add-on.

The newer northside subdivisions are mostly the same builders that put up Lehi and Saratoga. Same floor plans, same vent layouts, same accumulation points. If we've cleaned one we usually know what to expect in the next. The homes are arranged in obvious neighbor pairs and trios, so we often clean several on the same street in one morning.

Old American Fork

Historic AF south of State Street. Early-1900s through 1970s homes, multiple decades of remodels, legacy-routing surprises.

Old American Fork is the historic core south of State Street, extending toward the river. Homes here date from the early 1900s through the 1970s, with the oldest concentrated near the original AF town center. Most have been remodeled at least once.

Standard Old AF run is short. Six to twelve feet of side-wall venting through an exterior wall that's anywhere from fifty to a hundred years old. The challenge is what got rerouted along the way. We've seen vents that route through three rooms because someone moved the laundry room in 1985 and the original vent path stayed where it was. Our inspection saves us from guessing, and the airflow before/after on a first-time clean here is usually dramatic.

Northeast AF hillside. Larger 1980s-onward homes, two-story interior runs.

The AF Bench refers to the slope along the northeast side of American Fork, climbing toward Highland and the foothills. Homes here are mostly from the 80s onward, with larger lots and valley views. Two-story builds with three-car garages are the norm.

Standard AF Bench run: fifteen to twenty-five feet climbing through interior walls to a roof exit. Sloped roofs are common, so ladder access both matter. If a roof is too steep for safe access we tell you up front. Happens occasionally on the steeper-pitched bench homes.

Newer AF subdivisions north of I-15. Predictable builder layouts, fast cleans.

The AF Northside refers to the newer subdivisions north of I-15, extending toward the airport and the Lehi border. Most construction dates from the 2000s onward, with a heavy mix of single-family homes and townhome clusters from a handful of regional builders.

Same builders, same floor plans, same vent layouts. Standard run is fifteen to twenty feet with builder-installed semi-rigid hose and a flat plastic exterior cover. The line is usually straight enough that the inspection tells the story fast. We've cleaned six neighboring homes in one morning here.
