River Trails
Eastside Spanish Fork subdivision. Builder-pattern vent layouts, predictable cleans.
River Trails is one of the master-planned subdivisions on the east side of Spanish Fork, built mostly between the late 2000s and the 2010s. Two regional builders did most of the construction, which means floor plans repeat and vent layouts are consistent across the neighborhood. Family-heavy neighborhood with lots of routine first-time-clean calls when homeowners hit the seven-to-ten-year mark.
Standard River Trails run: fifteen to twenty feet with builder-installed semi-rigid hose and a flat plastic roof vent cover. Once we've cleaned one River Trails home we know what to expect from every other home on the same floor plan. The houses are arranged in obvious neighbor pairs and trios, so we often do several in one trip.
