Orem is about fifteen minutes from us and it's probably our most-booked city after Saratoga Springs. The west side around Cherry Hill and Sunset Heights is mostly mid-century ranches. Single story, side-wall vents, eight-to-twelve foot runs through walls that haven't been touched in decades. The east side past 800 East is a different deal entirely. Larger two-story builds from the 80s and 90s, second-floor laundry rooms, vents that climb through interior walls to roof exits twenty or twenty-five feet up. Then you've got the newer townhomes near UVU with their own pattern: rooftop vents that catch every bit of weather coming off the lake.

We see all three on a regular basis. The west-side ranches are usually a first-time clean because nobody's opened those lines up since the dryer was installed. The bench homes need the long-reach equipment because the lint sits at the second-floor ceiling bend, which is a spot most short-rod cleaners can't get to. The townhomes are more about exterior cover replacement.

The most dramatic before-and-afters we see in Orem are on the older homes. We'll get to a 1965 ranch where the dryer's been taking two cycles to dry a load, and we pull three or four pounds of compressed lint out of a single twelve-foot vent run. Airflow goes from six hundred FPM at the exterior hood up past eighteen hundred in about an hour. The aluminum transition hose behind the dryer is usually crumbling at the seams when you touch it. We swap that for the crush-proof tube during the visit if the homeowner wants. Most do, once they see what came out.

Two-story homes on the bench are a different kind of work. The vent line is in better shape because the homes are newer, but the run is fifteen to twenty-five feet with a ninety-degree bend at the second-floor ceiling. That bend is where the lint accumulates and standard short-rod cleaning physically can't reach it. We've gotten plenty of calls from bench homeowners who had someone clean their vent six months ago and the dryer is still struggling. That's almost always why.

Cherry Hill neighborhood in Orem, UT

Cherry Hill

West-side Orem ranches from the 60s and 70s. Short side-wall runs, original hardware, usually long overdue for a first clean.

Cherry Hill is west of State Street in Orem, one of the older established neighborhoods. Most houses went up between the late 50s and the mid-70s. Single-story ranches on quarter-acre lots, mature trees, quiet streets. The dryer vent setups are simple and original, and most have never been touched since the home was built.

Standard Cherry Hill clean: a six-to-twelve-foot side-wall vent run, no bends, original aluminum transition hose behind the dryer that's been getting crushed every time the dryer slides back for forty-plus years. The line itself is usually intact but packed with compressed lint. Before-readings of three or four hundred FPM aren't unusual. After cleaning we'll see fifteen-to-eighteen hundred. The transition hose almost always wants replacement. That's the most common Cherry Hill add-on.

West Orem, established neighborhood with a lot of split-levels. Vent paths can be unusual because the laundry room sits at an odd elevation.

Sunset Heights covers a section of west Orem with mostly 1960s and 70s ranches and split-levels, plus some 80s infill. The split-level homes are the more interesting work because the laundry room often sits a half-flight up or down from the main floor, which can route the vent in unexpected directions.

Split-level vent paths can be funny. We've cleaned Sunset Heights setups where the vent exits through the garage roof, where it routes through a foundation wall and exits at grade, and one where it climbed from a basement laundry room to the main roof through three separate wall cavities. We inspect the run before touching anything. Guessing on these doesn't end well.

The Provo Bench (sometimes called the Orem East Bench) is the slope along Orem's east side rising toward the foothills, generally above 800 East. The housing is larger two-story builds from the 80s and 90s on sloped lots with valley views, and second-floor laundry rooms are common.

Standard bench run: fifteen to twenty-five feet from a main-floor or second-floor laundry climbing through interior walls to a roof exit. The bend at the second-floor ceiling is where lint accumulates. That's the spot we check before and after. Roof exits up here tend to be on moderate-to-steep pitches because of the architecture, so the ladder kit matters.
