Vineyard, brand new and growing.

Vineyard sits on what used to be Geneva Steel land. The whole city got built in the last fifteen years, mostly between the late 2010s and now. Townhomes, small-lot single-family, custom builds along the lake. All of it new construction. The builder mix is the same handful of regional companies that put up Saratoga, Lehi, and Eagle Mountain, so the vent layouts are familiar to us.

New homes don't mean clean vents. They just mean the homeowner hasn't gotten around to thinking about it yet.

Standard Vineyard call: a six-to-ten-year-old home, homeowner has never had the vent cleaned, the dryer is starting to take a little longer. The anemometer at the hood reads eight or nine hundred FPM. Below where it should be but not catastrophic yet. We clean, retest, and the customer watches the number climb past fifteen hundred.

Builder hose behind the dryer is usually still serviceable on homes under ten years old. Exterior plastic vent covers are usually fine until about year ten, then sun and lake wind start cracking the flap. The lake exposure is real. Covers in Vineyard wear out noticeably faster than identical covers in sheltered neighborhoods.

Waterford is one of the newer Vineyard developments, with most construction from the late 2010s and early 2020s. The neighborhood is heavy on townhomes and small-lot single-family from a handful of regional builders. Same floor plans repeat across the neighborhood, and most homes are now reaching the five-to-seven-year window where lint at the far end of the run starts to add up.

Standard Waterford run: twelve to eighteen feet vertical through interior wall to a roof exit. Builder semi-rigid hose, builder plastic vent cover. Both still relatively new. First cleans on Waterford homes usually pull a meaningful amount of lint even at five years. The before-and-after airflow numbers tend to surprise homeowners who didn't think they needed a clean yet.

Geneva Park is one of the established residential areas in the middle of Vineyard, with most homes from the 2010s. The housing is a mix of single-family homes and small-lot subdivisions, most from regional builders that also built in Saratoga Springs and Lehi. The lake is close enough that exterior weather exposure is a real factor.

Typical Geneva Park run: fifteen to twenty feet through interior walls to a roof exit. Builder-installed semi-rigid hose behind the dryer is usually still serviceable on the newer homes but starting to crack on the older ones. Which here means homes from the early 2010s. Lake exposure shows up in faster wear on the exterior vent cover than you'd see inland, so magnetic-flap replacements happen a lot.

Sleepy Ridge is one of Vineyard's slightly older residential neighborhoods (older being relative. Most homes are still from the 2010s), near the golf course on the east side of the city. The housing is a mix of single-family homes and townhome clusters from regional builders. Most homes here are eight to twelve years old, which is the heart of the first-time-clean window.

Standard Sleepy Ridge run: fifteen to twenty feet with a roof exit. Builder semi-rigid is usually still serviceable but starting to show wear on homes past ten years old. Plastic exterior vent covers are reaching the end of their useful life on most homes now. Crush-proof hose replacement and magnetic vent cover replacement are both common add-ons here.
