Pleasant Grove, top to bottom.

PG has more housing variety than people realize. Battle Creek and the newer eastside subdivisions are 90s-and-later two-story builds with longer interior vent runs. Manila up near the canyon mouth is older established homes from the 60s and 70s. Grove Creek climbs the foothills with custom builds on unusual lot slopes. And the downtown core still has homes from the 1930s and 40s mixed in with newer infill. Those are the wildcards.

We're in PG most days. The shop's twelve minutes away and we hit it on the route to American Fork and Lehi anyway.

Battle Creek calls are pretty standard newer-build work. Eighteen-to-twenty-five foot two-story interior runs, lint at the second-floor ceiling bend, plastic vent cover on the roof that's cracking after ten years. The Northridge Drive area has a lot of these and we know the floor plans.

Downtown PG calls are where things get interesting. We had one job on 100 South where the dryer vent had been rerouted three times since the home was built in 1942. First when the laundry room moved upstairs in the 60s, then when the kitchen got redone in the 80s, then when a previous owner finished the basement and ran the line through three rooms to reach an exterior wall. We mapped all of it before we touched anything. Most downtown PG calls involve at least one of those legacy-routing surprises.

Battle Creek neighborhood in Pleasant Grove, UT

Battle Creek

Eastside PG subdivisions. Two-story builds from the 1990s onward, longer interior runs.

Battle Creek is the name for several newer subdivisions on the east side of Pleasant Grove, climbing the slope toward the foothills above PG Boulevard. Most homes here are from the late 90s through the 2010s. Two-story builds on smaller lots than the older PG core.

Standard Battle Creek run: eighteen to twenty-five feet climbing from a main-floor laundry through interior walls to a roof exit. The lint accumulates at the second-floor bend, and standard cleaning equipment can't reach it without the right kit. Foothill wind and snow load take a toll on roof vents. Cracked flap covers after ten years are common.

Manila

Established north PG. Older homes near the canyon mouth, shorter runs.

Manila is the older established neighborhood at the north end of Pleasant Grove, near the mouth of Grove Creek Canyon. Homes here are mostly from the 60s through the 80s with quarter-acre lots and mature landscaping. The architecture is more varied than the eastside Battle Creek developments. Every block has a different feel.

First-time cleans in Manila produce some of our most dramatic before-and-afters in PG. The original vent setup is usually intact but uncleaned, which means decades of compressed lint in a relatively short run. Original aluminum transition hoses behind the dryer are usually due for replacement on these older homes. The crush-proof swap is a common Manila add-on.

Grove Creek

Custom builds at the top of PG against the foothills. Sloped lots, longer runs.

Grove Creek is the cluster of custom-build neighborhoods at the top of Pleasant Grove, climbing into the foothills toward the canyon. Most homes here are larger custom builds from the late 90s onward, set on sloped lots with valley views.

Sloped lots produce vent runs that have to work to find a path to an exterior penetration. Standard Grove Creek run is twenty to thirty feet with one or two ninety-degree bends. Roof exits tend to be on steeper pitched roofs because of the architecture, so the ladder kit matters. If a roof is too steep for safe access we tell you up front before we start the job.
